MIAMI – A Brazilian businessman who sold a $79 million Miami Beach mansion to Jeff Bezos is suing the realtor, Douglas Elliman, claiming he was misled about the buyer’s identity, potentially costing him $6 million. Leo Kryss, co-founder of Tectoy, alleges the firm’s CEO falsely told him Bezos wasn’t the buyer, influencing Kryss to lower the price by 7%.

Kryss sold the seven-bedroom estate on Indian Creek Island, known as “Billionaire Bunker,” where Bezos owns an adjacent home. After the deal, Kryss learned the buyer was indeed tied to Bezos, who was likely seeking to combine the properties.
Wealthy buyers often hide their identities to avoid price inflation. Kryss argues that knowing Bezos’ involvement would have changed his decision. Kryss’ attorney claims the realtor failed in its duties by misrepresenting this key information.
Douglas Elliman has not commented, and the lawsuit also names the involved realtor, Celine Klepach, who reportedly left the company shortly after the sale.

Count me unimpressed. Your house is worth whatever it’s worth, whether it is being purchased by Jeff Bezos or Moishe Kapoire.
The legal analysis is that a misrepresentation has to be material to undo the contract. Can’t see how the identity of the buyer is material to the seller. In fact, it is common that people buy and immediately sell a property.
