Zara to Open New Store in Williamsburg

WILLIAMSBURG, N.Y. (VINnews) — Zara is opening a store in Williamsburg, adding another major retailer to the Brooklyn neighborhood’s increasingly prominent shopping corridor, according to The Real Deal.

The Spanish fast-fashion retailer signed a lease at L3 Capital’s development at 184-192 Bedford Ave., The Real Deal reported. The store will span the lower level, ground floor and second floor of the 24,000-square-foot building.

The size and length of the lease were not disclosed. Asking rents were about $450 per square foot for the ground floor and $150 per square foot for the second floor, according to The Real Deal.

Zara joins Chanel Beauty, COS and Reformation along the North 6th Street-Bedford Avenue corridor. Hermès is scheduled to open a store there in September.

Retail asking rents in the area averaged $400 per square foot in 2025, up from $340 at the end of 2024, according to the Real Estate Board of New York, The Real Deal reported. Rents for the most desirable storefronts are approaching $600 per square foot.

The building is part of a broader Williamsburg retail investment by L3 Capital, a Chicago-based private equity real estate firm focused on high-end urban retail properties in major U.S. markets.

L3 Capital was founded in 2009 and is led by Domenic Lanni. The firm has invested in retail properties in competitive neighborhoods including Williamsburg, Chicago’s Fulton Market and Gold Coast districts, and Boston’s Back Bay.

For the Williamsburg project, L3 Capital demolished four vacant buildings and developed the new two-story commercial property, which was completed last year. Intuit TurboTax recently opened a retail location on the ground floor.

The Zara deal further strengthens Williamsburg’s position as a major retail destination, with the neighborhood increasingly competing with established Manhattan shopping districts such as SoHo and Fifth Avenue.
